IMPORTANT INFORMATION FOR ALL HOA MEMBERS

The 2021 annual HOA meeting was held August 14, 2021. Please see Documents Page for meeting minutes and 2021 -2022 approved budget.

The annual HOA fee is due and payable on September 1 each year. The current annual fee is $750, which is subject to change each year at the Annual HOA meeting. The annual fee typically covers water and electricity to the dock, trash pick-up, liability insurance for incidents occurring in common areas, limited landscaping, common area maintenance, and other incidental expenses. These expenses are covered in the annual budgeting process.

Change of Slip Assignment Fee**: In accordance with the Submerged Land Lease, Instrument # 192858521, any time ownership of a Unit, as defined by the Declaration of Riverside Associates Protective Covenants, is transferred, either by sale or otherwise, to another owner, an amount equal to 6% of 10% of the sale value or fair market value of the Unit, whichever is greater, shall be set aside at settlement and paid, as soon as possible, to Riverside Associates Home Owners Association (HOA). Such amount shall subsequently be paid by the HOA to the Florida Bureau of Public Land Administration. An example of the calculation of the Change of Slip Assignment Fee is as follows:
Sale Price = $200,000 X 10% = 20,000 x 6% = $1,200 (Change of Slip Assignment Fee)
Please Note: The slips assigned to Units 9, 10 & 11 are not included in the Submerged Land Lease and therefore the Change of Slip Fee is not applicable to these slips.

Any rentals of a unit must be for a minimum of three months. Slips may not be rented separately from the unit.

Each HOA member must carry homeowners' insurance, including flood insurance, which covers the replacement of the unit.

Homeowners are responsible for the maintenance of the interior and exterior of their unit. This includes, but not limited to, their roof, siding, and deck.

The HOA has a responsibility to maintain common areas only and this maintenance is covered by the annual fee and special assessments if necessary.

Every unit has one parking spot. At busy times of the year, parking can become an issue. At these times please be sure to use your space, under your unit, and do not block access to other's parking spaces. Units 3 & 9 have designated parking adjacent to U.S. Highway 98.

The city of Carrabelle will pick up yard waste left at the curb. Call City Hall at 850-697-2727 to request pick-up. It is the homeowner's responsibility to follow up with the city to make sure the waste is picked up.
